Thermal imaging
Escaping water changes the temperature of the surfaces around it. A thermal camera shows those patterns, revealing leaks inside walls, floors and ceilings.
A stain that keeps growing, boiler pressure that keeps dropping or water appearing from nowhere? We trace hidden leaks with as little disruption to your home as possible.

Hidden leaks do their damage quietly, soaking into floors, ceilings and walls long before you see anything. The sooner the source is found, the less there is to repair.
We combine thermal imaging, moisture mapping, UV dye testing and borescope cameras to pinpoint where water is escaping. If anything needs opening up, it's one small, targeted section rather than a whole wall.
A thermal imaging survey picked up a cold spot in the ceiling. Instead of opening up large areas, we cut out one small section at exactly that point and found the leak straight away.
The camera shows where escaping water is cooling the ceiling.
We open up only at the exact point the readings point to.
The leaking pipework is right there, ready for the repair.

A safe fluorescent dye is added to the water. Under ultraviolet light it shows exactly where water is getting out, ideal for baths, showers and waste pipes.
A small camera on a flexible cable lets us see inside voids through a tiny hole, so we can confirm the source before anything is opened up.

A leak from an en-suite bathroom had soaked the wall behind it. We stripped back and dried the affected area from the bedroom side, avoiding the far more costly job of removing the bathroom tiles.

A leak from the roof had stained and damaged the ceiling and walls. We carried out a moisture survey to map how far the water had spread and what needed to happen next.
Damp & Moisture SurveysWe start with non-invasive methods, such as thermal imaging, moisture meters and dye testing, to narrow down the source. Opening up is only recommended where it's genuinely needed, and then it's a small, targeted section. We'll always explain why first.
Our job is to find it, measure the damage and get the building dry. However, we're partnered with a selection of trusted plumbers, so once the leak is located we can usually give you a quote for the repair on the spot. You'll also get a clear report showing where the leak is, for your own records or, if you're claiming, your insurer.
Turn off every tap and appliance that uses water, note your water meter reading, and check it again after an hour without using any water. If the reading has moved, water is escaping somewhere. A heating system that keeps losing pressure is another common sign.
